What Is a Garden Suite?

A garden suite is a self-contained living space built in the rear yard of an existing home, on the same property as the main house. Unlike a laneway suite, it doesn’t need to back onto a public lane, so it’s possible on a wider range of Toronto lots.

Homeowners plan them for different reasons: a parent moving closer, an adult child who needs their own front door, rental income, aging in place, or a smaller space to move into later. If what you actually need is more room inside the main house, a home addition may be the better route.

What makes a garden suite work is rarely the floor plan alone. It has to sit comfortably on the property without crowding the main house or the outdoor space you keep — and it has to withstand a review before a permit is issued.

Garden suites are permitted on many Toronto properties, but permission isn’t the same as feasibility. A rear yard that looks large enough on paper doesn’t always accommodate a suite once zoning, the Ontario Building Code, and site conditions are applied to it.

The requirements that most often shape a design include the property’s zoning, rear and side yard setbacks, separation from the main house, building height, soft landscaping, tree protection, emergency access, servicing, and overall site layout. We review your property against all of it before design work begins.

We review your property’s zoning, lot dimensions, existing conditions, and access to determine whether a garden suite is workable and what limitations may affect the design.

Setbacks & Separation

We plan the suite around the required setbacks from property lines and the separation from the main house, while considering how much usable yard space remains.

Height, Size & Placement

The size and height of a garden suite affect where it can sit and how it relates to the main house and surrounding yard. We work within the applicable requirements while developing a practical layout.
